A home inspection consists of a comprehensive visual examination
of the systems and physical structure of a home performed by an
unbiased, independent professional. The inspection is focused on
identifying functional, structural and safety concerns, not cosmetic
defects. Its’ intent is to provide buyers with the information
necessary to make an informed purchase decision. There is no such
thing as “passing” or “failing” a home inspection.

Our job is to effectively communicate what we
see and find, and we encourage you to attend the inspection so
we may describe our observations firsthand. If you cannot be present,
we will discuss the inspection on the phone after you receive
the report and photos. In any event, you are encouraged to contact

PRE LISTING HOME INSPECTIONS
As you prepare your home for sale, wouldn’t you like to
know if it needs significant repairs or other corrective actions?
In a Pre Listing Inspection,
ACE technicians will perform a comprehensive visual examination
of the systems and physical structure of your home. We will provide
you with a detailed report of deficiencies and recommended actions
as well as photos of significant concerns. With a pre-listing
inspection, you can identify and address items that need attention
before an offer is on the table. If there are no defects, customers
can rest assured that the true condition of the property is documented
and the likelihood of future surprises is minimized. |
OUR REPORT
ACE uses custom computer
generated internally developed report form to document our inspections.
The report is a combination narrative and checklist format that
includes photos of significant concerns. The checklist portion
of the report documents our compliance with South Carolina and
ASHI inspection standards. The narrative sections allow us to
describe concerns and recommendations in detail. The report is
compact, easy to understand and can readily be transmitted via
fax or email.
On a typical appointment, our
inspectors will take field notes and photos and give an oral presentation
at the time of inspection. The written report is delivered via
email in a .PDF format before 8 am the next day. If the schedule
is tight, all inspectors are equipped to generate reports on site.
All inspectors are available for follow up phone conversations
to address questions regarding a property or report.
The final report is the property
of our customer. With your permission, we will provide copies
to authorized recipients via fax or email. |
NEW CONSTRUCTION INSPECTIONS
Inspections are appropriate
for new construction as well as resale transactions. A house is
an assembly of systems; during the construction process, several
trades must coordinate and complete their work. This usually occurs
in a short time period, and most contractors have multiple projects
underway at any given time. Even though builders have quality
assurance programs, mistakes and oversights still occur. ACE inspectors
give you an independent, objective review of the homes construction
and a functional test of its’ systems.
At a minimum, ACE recommends
two inspections during the construction period. The first is the
Dry-In / Rough-In inspection; it occurs just before the drywall
is installed. Typically, framing is complete, roofing is installed,
siding installation is in progress, and the plumbing, electrical,
and mechanical systems are roughed in. This inspection is the
last opportunity to review framing and system installations before
these details are concealed by drywall.
The new home’s Final Inspection
usually takes place at or just before the customer’s final
walk through with the builder. The house should be ready for occupancy,
with all fixtures and appliances installed, utilities connected
and all systems fully operational.

NEW HOME WARRANTY INSPECTIONS
New homes are typically sold
with a 1 year “bumper to bumper” type of warranty.
During this time, the builder is obligated to repair defects at
no cost to you.
ACE’s staff of
trained, experienced inspectors can evaluate your home and identify
the items that need attention. Our complete inspection includes
the difficult to access areas in a house most owners are not familiar
with. The documents and photos we furnish preserve your rights
to a warranty claim if the defects are not adequately addressed
by your builder.
With an ACE New Home
Warranty Inspection, you will receive:
• Deficiency list of items
that need attention.
• Photo documentation of significant concerns.
• Inspection checklist that shows compliance with South
Carolina & ASHI inspection standards.
• Procedure sheet telling you warranty claim filing requirements.
• Transmittal letters to your builder and warranty company.
You sign and mail the documents to establish your warranty claim.
• A complimentary electronic copy of the SC Residential
Construction Standards.

| MONITORING INSPECTIONS
Keeping your home in good condition
takes a lot of effort. Most people do not have the technical knowledge
or inclination to inspect portions of the house where minor conditions
such as a small leak can eventually significant structure damage.

and crawl space / under house areas if applicable
